The practice owned by Dr. L. A. Dunn(deceased) located in southeastern North Dakota is for sale. It is a well established (50 years) mixed practice and draws clients from as far away as 60 miles on a regular basis. The split between large and small animal is about 50/50 and there is great potential for growth in all practice areas. Opportunities in the Food Animal and Equine areas are especially good. The practice includes the building (with a large haul-in facility) and attached pole barn (4,500 sq. ft.), fixed cattle working equipment and kennel space. It sits on 10 acres of land just outside of town and has an independent water supply. The hospital also includes facilities for small animal care/surgery and comes with all the blue sky, records, inventory and equipment. The clientèle is large and loyal. In addition there is a great need for vets in this area as several of the regional vets will be retiring in the near future. There is a vet on staff, who although approaching the end of her contract, would be willing to help the new owners transition into the practice. The animal hospital is located in Ellendale, ND, a small town of about 1600 people with a nice shopping district, school, churches and community. There is also a large shopping center a short drive away. The centrally located school system is well regarded with a highly skilled staff and a new high school building. A college of several hundred students is also located in the community. With 9 different denominations represented, the religious community is large, diverse and active. The town is easy to live in and you will get to know your mayor, county commissioners (this is the County Seat) and state legislators on a first name basis. Housing is readily available and reasonable in cost. Recreation is a strong draw with a large range of recreation choices and range from fishing to team sports to hunting and hiking. This is one of the finest waterfowl hunting territories in the country and is famous for its pheasant hunting. Every year we host hunters from all over the U.S. Large game is plentiful with multiple seasons for whitetail deer. Resident tags are inexpensive and good places to hunt are easily found. Fishing is good and close at hand both summer and winter. Snowmobiling fanatics, with a need for speed, will enjoy the the large flat fields and wide ditches. Price is negotiable. _ We want to emphasize that this offer is available for only a limited time. Our associate vet will only be here into early June unless unless there is a serious offer by that time. After that the equipment will be liquidated and the building and land sold.
